Start with the neighborhood’s density of large buildings that burn petroleum-based heating oil, then add high volume car and truck traffic and you get a pretty&lt;br /&gt;toxic mix.” For the coalition, one solution is simple: affordable, biodiesel blended heating oil fuel at competitive prices. Several local companies, including Tri-State Biodiesel (TSB), have been providing this very product to New Yorkers for several years, offering overnight emissions reductions with no change in service or operations. Buildings that replace #2 and #4 heating oil with biodiesel not only reduce air-borne toxins by up to 90% (and green-house gases by up to 85%), but also dramatically cut the percentage of fats and grease deposited in city’s waste-water stream.&lt;br /&gt;&lt;br /&gt;TSB’s biodiesel couldn’t be much greener, given that its main ingredient is recycled cooking oil collected from New York City restaurants - including an ever increasing number located on the Upper East Side. This newly-forged partnership includes City Council Member Jessica Lappin, Upper East Side’s environmental organization, Upper Green Side, local business owners, and residents. The group’s mission is to get the word out to UES landlords and co-op boards, including those on Mayor Bloomberg’s block, that switching to biodiesel will result in a significant improvement in local air quality.   &lt;/tr&gt;   &lt;tr&gt;     &lt;td class="photocutline"&gt;[component:image-cutline]&lt;/td&gt;   &lt;/tr&gt; &lt;/table&gt; &lt;/div&gt; --&gt;  &lt;div style="margin: 0px 0px 10px;" id="photo"&gt;&lt;br /&gt;Eco-friendly technology and policies are making their way into Queens and the rest of the city, but legal conundrums are hot on their heels, experts told entrepreneurs at the second annual Queens Green Business Summit last week.&lt;br /&gt;&lt;/div&gt;&lt;span&gt;&lt;br /&gt;Speaking to a small group at Queens College Friday, attorney Charlotte Biblow of the law firm Farrel Fritz warned that the state Department of Environmental Conservation’s brownfield clean-up program, which offers tax incentives to developers who remediate polluted sites, has been slow inducting properties into the program.&lt;br /&gt;&lt;br /&gt;Partly in response to this, the mayor’s office is creating a local brownfield cleanup organization which is gearing up to allot $30 million in grants to property remediators over the next three years.&lt;br /&gt;&lt;br /&gt;Mark McIntyre, an attorney for the mayor’s Office of Environmental Remediation, said the city hopes to streamline the application process compared with the state’s process.&lt;br /&gt;&lt;br /&gt;Another major reason for creating the new agency is the state’s refusal to grant any brownfield clean-up incentives for property with “historic fill,” a term used to describe the construction waste and coal ash comprising the ground beneath many of the buildings in the city.&lt;br /&gt;&lt;br /&gt;They also hope to create a vacant property database to help developers better understand what is available.&lt;br /&gt;&lt;br /&gt;City Councilman James Gennaro (D-Fresh Meadows) is also pushing to hasten the implementation of green technology, sponsoring a Council bill that would create an interagency board to review and approve them for developers in one swoop.&lt;br /&gt;&lt;br /&gt;Catherine Barton of the Pinwheel Group hailed Gennaro’s initiative, posing a scenario in which the Forest Hills Tennis Club might want to install a wind turbine on its roof.&lt;br /&gt;&lt;br /&gt;“The amount of paperwork and testing is so onerous that the tennis club is discouraged even though they know that in three years they’ll be self-sufficient and have paid back their investment,” she said.&lt;br /&gt;&lt;br /&gt;But Manhattan entrepreneur and event founder Steven Salsberg had a few words of criticism about blindly following the lure of green jobs and technology, claiming there were more than two dozen nonprofit groups being given grants to train people to install photovoltaic solar panels, which have never been popular on the East Coast. “You’re not going to get a job installing PV anytime soon,” he said.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;div id="instory"&gt;&lt;script type="text/javascript"&gt;&lt;!--  aCampaigns = new Array(); According to the 2007 Inventory of New York City Greenhouse Gas Emissions, the average temperatures in New York State are projected to increase 2 to 8 degrees by the year 2100, with the largest increases in New York City. &lt;br /&gt;&lt;br /&gt;Global warming will not only cause loss of vegetation and other natural resources, it has serious health effects. The EPA recently declared greenhouse gases a threat to human health. Studies link outdoor pollution to heart disease, respiratory disease, restricted fetal growth, appendicitis and other health issues. &lt;br /&gt;&lt;br /&gt;A major contributor to poor air quality in the metro New York area? Transportation. Cars and trucks are responsible for about a third of emissions of ozone-forming chemicals. According to the American Lung Association, the New York City metropolitan area leads the nation in total deaths, cancer deaths and heart attacks associated with diesel emissions. &lt;br /&gt;&lt;br /&gt;Clean Air NY, an initiative sponsored by the New York State Department of Transportation in support of regionwide air-quality efforts, is working with local businesses to help employees find ways to reduce transportation-related pollution.&lt;br /&gt;&lt;br /&gt;SH&amp;E, an aviation consulting firm, worked alongside Clean Air NY and increased its employee transit subsidy from $32 to $50 – encouraging employees to use mass transit. The firm also educated employees on actions they can take to improve air quality during a “Lunch n’ Learn” session. &lt;br /&gt;&lt;br /&gt;Some programs can take time to implement. But, there are steps businesses can take now.  Clean Air NY lists these simple actions to take every day:&lt;br /&gt;&lt;br /&gt;• Bike, Walk or Use Public Transit. Forgoing your car just one day a week for a year could save about 1,000 miles on the vehicle and $500 in total driving costs. &lt;br /&gt;&lt;br /&gt;• Share a Ride. Whenever possible, share a ride by carpooling or vanpooling to your destination. To find a carpool partner or vanpool, visit 511ny.org. &lt;br /&gt;&lt;br /&gt;• Access Local Transportation Experts. CommuterLink (www.commuterlink.com) offers free commuter services to businesses in the five boroughs.&lt;br /&gt;&lt;br /&gt;• Stay informed. Sign up to receive real-time updates on Air Quality Action Days - days when ozone levels are at their highest and most dangerous. Amicone.&lt;br /&gt;&lt;br /&gt;This all day summit gathers hundreds of business owners in Yonkers and Westchester County to engage in a dialogue on how to implement environmentally responsible initiatives and find cost savings while supporting the local economy. The event features an expo, a keynote luncheon, and informative breakout sessions focused on Attainable-Measurable-Sustainable™ business practices.&lt;br /&gt;&lt;br /&gt;The press conference was held at Sound Associates where the Mayor recognized CEO Richard Fitzgerald and Sound Associates’ effort to install a solar system on the roof of their Yonkers building. Sound Associates put in 150 photovoltaic panels which provides up to 25% of the building’s energy. They were able to take advantage of available rebates and incentives to make the project more affordable. With the energy cost savings the system will be paid off in less than five years.&lt;br /&gt;&lt;br /&gt;Steven Salsberg, founder of the Salsberg Group which owns Ecoventions, spoke acknowledging the great work done by Sound Associates and the City of Yonkers’ effort to become more sustainable.&lt;br /&gt;&lt;br /&gt;“This ground breaking event will be an exceptional opportunity for Yonkers business to identify rebates, incentives, and other green practices that will help them improve sustainability and improve the bottom line”, says Salsberg.&lt;br /&gt;&lt;br /&gt;Mr. Salsberg also invited Yonkers and Westchester County businesses to the summit kick off event, the Yonkers Business Networking Cruise, which will be held on June 2, 2009. "Essex County business owners and residents want to know how they can become engaged in the emerging green economy. Apart from the stunning views of the NYC skyline and guests dancing to the jazzy music of “Old Rugged Sauce,” more than 250 guests had the opportunity to learn first-hand the accomplishments of CENYC and its Office of Recycling Outreach and Education and future plans to increase outreach in public housing.&lt;br /&gt;&lt;br /&gt;“CENYC has made great strides in expanding recycling participation” said Steven Salsberg, CENYC Vice-Chair and the evening’s Master of Ceremonies. “I am proud to serve an organization which utilizes grassroots efforts and community involvement as catalysts for building a greener New York City.” Edward Skyler, New York City Deputy Mayor for Operations, Honorable Congressman Michael McMahon and Anthony Pratt, CEO of Pratt Industries were honored at the event with handmade light-bulb terrariums made from all salvaged materials by Emelia Hiltner of Materials for the Arts. The host committee included Rachel Amar, Jordan Barowitz, Helena Durst, Robert Kafin, Wendy Neu, David Refkin, Alex Santiago, Steven and Orly Salsberg, Andrea Schaffer, and Erica Keberle.&lt;br /&gt;&lt;br /&gt;CENYC has been promoting recycling and waste reduction at NYC public housing buildings in Manhattan through a position created with a one-year grant from the Manhattan Solid Waste Advisory Board. But the funding for this position ends on June 1, 2009. The benefit allows CENYC to keep on a Public Housing Recycling Outreach Coordinator position, currently focused on Manhattan Housing stock. This coordinator can expand outreach to New York City Housing Authority properties in other boroughs and also focus on expanding composting and additional opportunities to collect items that are not included in the curbside recycling program, like textiles and electronics. At Fort Washington Houses, for example, the current Public Housing Coordinator has visited more than 200 apartment units to conduct one-to-one recycling education with building residents. As a result, Fort Washington Houses has increased recycling&lt;br /&gt;from a handful of bags per month to 140 bags of paper, metal, glass, and plastics set out for recycling in February 2009.&lt;br /&gt;&lt;br /&gt;CENYC’s textile collections at Greenmarkets, now in partnership with Wearable Collections, have diverted over 300,000 pounds of used textiles from incinerators and landfills. Last year, OROE partnered with NYC &amp;amp; Company, GreeNYC and NBC Universal to host “Green Screens,” a two-day, five-borough electronics recycling event that collected over 350,000 pounds of televisions, computers and other electronic items for recycling.&lt;br /&gt;&lt;br /&gt;In total, CENYC raised more than $50,000 towards its recycling initiatives. “We’re very thankful to all our supporters and attendees who helped bring in the funding necessary to support our public housing efforts and our city-wide textile and electronics recycling,” said Marcel Van Ooyen, CENYC Executive Director. “Thousands of New York City residents rely on CENYC’s recycling services, spearheaded by OROE Director David Hurd, and through them we are able to divert significant amounts of recyclable materials from ending up in our landfills.” The event was generously sponsored by Pratt Industries, Hugo Neu Corporation, Sims Metal Management, Tetra Pak, Waste Management, Tomra, Omni New York LLC, The Durst Organization, as well as the Glass Packaging Institute and the American Iron and Steel Institute.&lt;br /&gt;&lt;br /&gt;Since 2006, CENYC's OROE office has made tremendous progress toward increasing the&lt;br /&gt;awareness of recycling among residents through community outreach, corporate partnerships, and the wonderfully successful Remix ad campaign aimed at increasing paper recovery. In this short amount of time, they have helped divert thousands of additional tons of paper, 600,000 pounds of electronics, and 300,000 pounds of textiles from disposal, while providing one-on-one recycling education to over 25,000 NYC residents. Few experts disagree that sustainable businesses needed to appeal to the tastes of these consumers.  &lt;br /&gt;&lt;br /&gt;Companies must now address a different generation. The “Millennials” or “Generation Y” (herein; 100 million persons born 1985-2010.)  That’s not a typo; these 100 million persons make the baby boomers (the first 25 year generation in 100 years and until now the largest generation of consumers) look small. This generation will likely be a dominating economic influence over the next fifty years. Therefore, companies need to address their desires, appeal to their cultural sensibilities and speak to them the way Y’ers choose to communicate. &lt;br /&gt;&lt;br /&gt;Perhaps the best example of this generation’s influence, likely to be opined upon as their first accomplishment is the election of President Obama. Our new President didn’t just speak to this generation. He cultivated their emerging culture and made it part of his message. He communicated with them on their mobile phones and in their digitized networks, respected their values and made them part of his value propositions. Your socially responsible investment needs to do that as well. &lt;br /&gt;Investors must verify understanding of, and ability to communicate with, this new Generation. This demographic reality must be inherent to sustainable investments.  Does your investment use social networking and digital tools and do they understand the tastes and inclinations of Y’ers?  &lt;br /&gt;&lt;br /&gt;Progressive Boomers who once sang “the times they are a changing” must hear that the ground has shifted, change has come, rapidly and digitally and with compelling values.&lt;br /&gt;&lt;br /&gt;Recognize what is important to Y’ers. By far the environment and the air they breathe, remains at the top of the list.  Ask any High School Student and it is likely to be in their top three issues of importance. In fact, National polls, across diverse socio-economic and geographic members of Generation Y, indicate that the environment enjoys over 84 percent and higher as an issue in the top three most important as compared to the economy (under 30%) or the war in Iraq (under 20%.)  Furthermore, when Y’er answer polls, they download their answer on their MySpace page and take personal, digital, and transparent, ownership of their answer.&lt;br /&gt;Good News:  The Y’ers own values present great opportunity to SR investors.  To Y entrepreneurs, exits are out and triple bottom line sustainable long term growth is not a buzzword but the only “in.”  Transparency is not just an overused and undefined word on Network TV, but an implied part of most Y’ers business plans.  SR investors should expect to see (in real time, digitally on mobile or email), where money is going and what social or environmental goal is being accomplished.  If a company cannot provide that level of verifiable and measured transparency from their digital toolbox, they are simply not with the times. The Eco Loft campaign is a series of pr driven events and media covered initiatives spear headed by lifestyle branding firm TEN82. The Eco Loft Campaign is stated to be a series of events slated to express the progressive ability to "go green" with out losing your luxury lifestyle. That is because nearly 1,000 people attended an all-day Queens GreenBusiness Summit to find out sustainable, attainable and measurable tools they could integrate into their business. During the all-day expo, which the Queens Chamber of Commerce, EcoVentions and Queens College teamed up to host, attendees could visit exhibit tables with representatives from all different industries displaying information about their business practices and participate in panel discussions led by leaders in green business practices. &lt;br /&gt;&lt;br /&gt;“This is the first of a local groundswell that is unprecedented,” said Steve Salsberg, whose group EcoVentions will be running 50 similar business-to-business summits throughout the country this year. The group worked with the Queens Chamber of Commerce to organize and promote the January 23 summit at Queens College. “Queens is first, and it is setting the bar in what is the green economy, green jobs and green business,” said Jack Friedman, Executive Vice President of the Queens Chamber of Commerce. In addition to the expo and panel discussions, the event also included a luncheon with speeches by City Council Speaker Christine Quinn, Councilmember James Gennaro, who chairs the Council’s Environmental Committee, and Ken Rother, President and COO of TreeHugger – the leading media outlet dedicated to driving sustainability mainstream. &lt;br /&gt;&lt;br /&gt;Many of the speakers spoke optimistically about the prospects of focusing more on green initiatives now that President Barack Obama is in office as well as how they can spur local economies. However, Quinn cautioned that just because there is a new president, it does not mean local governments should abdicate their responsibility to promote green initiatives that could spur economic rejuvenation. “We need to redouble our efforts,” Quinn said. “We have to find the opportunities in this recession or else [we will] get stuck in it even longer.” &lt;br /&gt;&lt;br /&gt;After Quinn delivered her opening remarks, Gennaro and Rother both delivered keynote addresses stressing the importance of integrating green practices into businesses and talking about how doing so could benefit businesses financially. Some of the justifications for this kind of investment include job promotion and preservation as well as insuring the flow of lending to small businesses and ultimately consumers.&lt;br /&gt;&lt;br /&gt;Without revolutionary transparency in the expense of these funds, government runs the risk of the financial system perpetuating previous miscalculations and violating the intent of legislative funding. We have the technological capability to be notoriously transparent for example, where a bank or government entity provides a construction loan, general contractors, builders and other recipients of the funds should be required to make purchase orders, work requests, draw downs, and payments in real time, with transparency to the funders, disbursement agents and vendors.&lt;br /&gt;&lt;br /&gt;This kind of digitized transparency not only mitigates risk and insures compliance. It also provides supply chain optimization and can serve a social agenda.  For example, where a contract for infrastructure provide funds to a private or quasi-governmental body and  the contractor is encouraged to invite bids from minority and women owned vendors, a transparent payment system would not only ensure that this takes place but provide enabling technology in the hands of these new vendors in the work place.  A vendor should be able to respond to a bid in real time from their cell phone.  The bidding process from P.O. all the way to invoice payment and lien waiver should be notoriously transparent to the lender and even the government body which initially disbursed the funds. &lt;br /&gt;&lt;br /&gt;We are likely to see numerous RFP’s and construction initiatives which promise to not only create local jobs but also to build environmentally sustainable projects and material and promote a more inclusive work force. However, anyone familiar with large infrastructure projects knows that construction unions are in fact often unreceptive, particularly in urban communities, to engaging a local workforce.  Large scale contractors do not typically diversify their attempts to order goods and services from environmentally responsible, minority or woman owned new sources. Further, many new such vendors are not given enough tools to enable them to bid on larger newly funded projects.&lt;br /&gt;&lt;br /&gt;A simple payment and communication system between, general contractors, vendors, their lenders, and governing oversight bodies would facilitate large scale risk mitigation, supply chain optimization and a social agenda of  job preservation, new business promotion, innovation and environmental technology.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Demographics&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;The second area that a socially just economic proposal must address is Demographics. &lt;br /&gt;&lt;br /&gt;No one doubts the impact of “Baby Boomers” on the economy over the last 50 years. The 79 million persons born between 1944-1964, shaped our economic and social/cultural order. For a business or political agenda to succeed, it needed to satisfy and speak to the tastes and inclinations of the “Baby Boomer” generation because of their sheer size. &lt;br /&gt;&lt;br /&gt;While these baby boomers were followed by a smaller generation know as Generation X, there is not enough attention to the impacts and opportunities related to the emerging new Generation Y. &lt;br /&gt;&lt;br /&gt;This 100 million strong generation is in fact much larger than the baby boomers. It’s population Communicates differently and in fact is already embracing very different social values. These “Millennials” statistically unprecedented in size, are in large part, concerned for the environment.&lt;br /&gt;&lt;br /&gt;When seniors in high school, are asked for their top 3 priorities, the environment is the only topic which polls 85% and higher.  When they respond to polls typically digitally they take owner ship of their response whether they download it to their MySpace page or embrace it social networking. Therefore, rather than advocating or promoting social justice like they needed to in the 60’s and 70’s, progressive bodies should now engage proactively and digitally the massive power of this new generation. Few experts disagree that sustainable business needed to conform to and appeal to the tastes of these consumers. We are now addressing a very different generation of consumers. Some call then the Millennial or generation Y (for purposes of this article 100 million persons born 1985-2008.) That’s not a typo; 100 million make the baby boomers (until now the largest generation of consumers) look small. This generation is likely to shape our society and be a dominating economic influence over the next fifty years. Therefore, for your business to succeed you need to address their desires, appeal to their cultural sensibilities and even communicate with them the way they choose to communicate.Perhaps the best example of the importance of this generation’s influence, likely to be opined upon as their first major accomplishment; the election of President Barack Obama. Our new President-Elect didn’t just speak to this generation. He cultivated their emerging culture and made it part of his message. He communicated with them on their mobile phones and in their digital social networks and he respected their values and made them part of his value proposition and “sales pitch.” Your company needs to do that as well. You can start by recognizing what is important to this generation. By far the environment and the air they breathe, remains at the top of the list.
